Under the general direction of the Executive Director of Capital Finance and Real Estate, the Manager of Real Estate Services is responsible for performing a variety of consulting services for the Capital Programs Division and the UCR campus-at-large. The Manager has responsibility for the monitoring of all leasing activities (i.e. UCR as lessor and UCR as lessee), including lease negotiations, coordination and execution of lease documents, and associated approval processes. The incumbent supports project management and budget development activities, represents the Executive Director as needed, and also maintains a close liaison relationship with appropriate UC Office of the President staff for lease related matters.
Minimum Requirements:
Education and Experience: A bachelor's degree in engineering, urban or regional planning, business or a real estate related field (e.g., real estate development), and seven (7) years of experience providing real estate consulting services; or an equivalent combination of education and experience. Obtain a California real estate broker's license within 1 year of date of hire.
Demonstrated knowledge and understanding of commercial real estate practices, lease contract development, basic real estate law, financial accounting principles; and contract interpretation affecting all areas of responsibility, and the nexus between contemporary planning/land use and real estate practices (e.g. entitlements, land and/or development controls)
Skill and experience effectively negotiating real estate transactions; managing leasing program; developing financial and market analysis to support management decisions making processes; creating and editing documents, spreadsheets and reports using Word, Excel, or other software applications with moderately advanced features; maintaining simple or moderately complex databases through data entry, data queries, and database design modifications; and internet search engines for data gathering purposes
Ability to communicate effectively, both verbally and in writing, using tact and diplomacy with constituents in the internal and external campus community including international visitors; manage and instruct others in areas concerning real property matters, specifically leasing/licensing, basic real estate transactions as assigned by the Executive Director; demonstrated ability to compile complex data and information and draft formal documents and produce comprehensive reports, draft accurate correspondence based upon negotiations and/or conservations, and keep accurate files and notes regarding transactions; work in a fast-paced environment of changing priorities and to maintain accuracy and attention to detail; establish and maintain cooperative working relationships, rapport and gain the trust of others; invite information, constructive criticism, and cooperation from others; work as part of a team and collaborate with colleagues; learn the basic capabilities of Division's enterprise systems (e.g. Facilities Management System, Geographic Information System, capital request management system, etc.), and understand their role in supporting planning and real estate related analyses; independently research questions, analyze information, and formulate solutions to complex and unusual situations; make appropriate job decisions following established policies and past practices; set priorities that accurately reflect the relative importance of job responsibilities; use professional judgment in addressing issues; and maintain confidentiality at all times
Preferred Qualifications:
Master's degree in engineering, urban or regional planning or a real estate related field (e.g., real estate development)
Possession of a California real estate broker's license
Skill using access databases
Experience training, supervising, and evaluating the performance of assigned personnel
Experience and familiarity with UC campus and system wide policies governing real estate transactions and associated with key areas of responsibility
Experience with project management of large scale real estate development projects with multiple interest parties
